Our service

How it works

Three simple steps, from your first message to the keys.

01

Tell us the essentials

The university, the course start and end dates, and your monthly budget. One WhatsApp message is enough.

02

We shortlist and video-tour

We view homes in person or by live video, send you a short list with honest notes, and show you the ones you like on a live video call.

03

We see it through

We negotiate with the landlord for you and go through the tenancy agreement with you. The student (or, if the student is under 18, a parent) signs it online, directly with the landlord. Then we help set up the bills and the council tax exemption, until the keys are in hand.

What we do

Services and fees

We work only for the student and the family, and only you pay us. We take no fee or commission from landlords or letting agents.

Finding the home

We search for 4 weeks, visit homes in person or show them to you on live video, and negotiate the rent for you. Every viewing is approved by the client before we book it.

Setting up the home

Gas, electricity, water, internet, TV licence and council tax, set up in the student's name.

Furnishing

With package 3, for an unfurnished home, we advise on what to buy and can receive the deliveries.

The details are in the questions below. Questions and answers

Three packages

  1. FurnishedWe find a furnished home and check the furniture and the inventory.
  2. UnfurnishedWe find an unfurnished home, and you furnish it yourself.
  3. Unfurnished, furnished by you with our adviceWe find an unfurnished home and plan the furnishing with you.

Every package includes the search, the viewings, the tenancy check and setting up the home: gas, electricity, water, internet, TV licence and council tax.

Our fee

£3,000

One fee per student (one search for one student), paid at the start, the same for every package. No VAT is added.

Refunds, fixed in advance

Full refund if we put forward no home meeting your written brief within the 4-week search, or if you cancel within the 14 days, before we start work. Otherwise you get at least £1,800 back, unless the student rents a home we introduced.

All refunds
  • You cancel within the 14 days, before we start workFull refund: £3,000
  • We put forward no home meeting your written brief within the 4-week searchFull refund: £3,000
  • You cancel after we have started, or the search ends with homes put forward but none rented£3,000 minus £150 for each viewing you approved and that was done, at most £1,200 in all (so at least £1,800 back)
  • The student rents a home we introducedNo refund: the fee is earned

Every viewing is approved by the client before we book it. Viewings in person and by live video both count.

  • Every fee is shown in full before you agree to anything.
  • Every refund is fixed in advance and set out in writing before you sign up.
  • You have 14 days after signing to cancel. The 4-week search starts after those 14 days, unless you ask us in writing to start early.
  • Redress scheme: Before we take our first client, we will join The Property Ombudsman or the Property Redress Scheme; the scheme will be named here.
  • Your service agreement is with us only. The tenancy is a separate contract with the landlord, signed by the student (or by a parent, if the student is under 18), and your rent and deposits never pass through us.

These fees and refunds follow our service agreement, version 4 (28 October 2026).

What to expect

Example homes and rents

We do not own or advertise any homes. We search the whole market for you. These examples show what each type of home usually costs in the areas we cover.

Indicative, late 2026

Most families we help budget £1,400–£4,250 a month, from a studio to a 1-bedroom flat.

Peace of mind

For parents

What families ask us most, answered simply.

What we check in a building

At each viewing we look at the entry to the building and to the flat, and whether there is a concierge or porter. We look at the street and the route to campus by day, and after dark if you ask. Inside, we check that the landlord has the gas and electrical safety certificates and that smoke and carbon-monoxide alarms are fitted. These are visual checks, not a survey.

Room for family visits

If the family plans to visit, a 2-bedroom flat gives parents a room of their own. In every area we cover except Knightsbridge and High Street Kensington, 2-bedroom flats start within the typical budget (see Example homes).

Mosques and halal food

Imperial College has Muslim prayer rooms on its South Kensington campus, with separate rooms for men and women and Friday prayers organised by the Islamic Society, and at 88 Wood Lane on the White City campus. The Royal College of Art has its own prayer rooms; Royal College of Music students use Imperial's Chaplaincy centre next door.

Mosques nearby: Al-Manaar on Acklam Road, near Westbourne Park station, north of Notting Hill; Shepherd's Bush Mosque on Uxbridge Road, near White City; Al-Muntada by Parsons Green station, three stops from Earl's Court. The London Central Mosque in Regent's Park is reached by the Circle line to Baker Street.

Halal food: the Lebanese and Middle Eastern restaurants of Edgware Road are a direct tube ride from South Kensington, High Street Kensington, Earl's Court and Notting Hill Gate, and two stops from Bayswater. Shepherd's Bush Market has halal butchers, and Nando's lists its Kensington High Street, Shepherd's Bush and Westfield London restaurants as serving halal chicken.

Sources: the websites of Imperial College, the RCA, the RCM, the mosques, Shepherd's Bush Market and Nando's, checked in October 2026.

Arrival day

We can meet the student at the home on arrival day, go through the check-in and the inventory with the landlord or agent, take the meter readings for the bills, and show the way to campus.

Questions and answers

How long is the search?

We search for 4 weeks (longer if we both agree, at no extra cost). We visit homes in person or show them to you on a live video call, and negotiate the rent and terms with the landlord for you.

Tenancy checks

Safety in the home is the landlord's legal duty. Before the student signs, we check that the landlord has provided the gas safety certificate, the electrical safety report (EICR) and the energy certificate (EPC), that the smoke and carbon-monoxide alarms work, and that the deposit will be protected in a government scheme. At the viewing we also look at the front door and the entry system.

What's included

Most homes we suggest are let furnished, with a bed, a desk, storage, a kitchen and a bathroom. Some include bills and Wi-Fi; we tell you clearly for each one. A home where everyone is a full-time student is exempt from council tax, but the exemption is not automatic: you apply with the university's student certificate. With your consent, we fill in the application.

Gas, electricity, water and internet

Gas, electricity, water and internet accounts in the student's name. The student pays the suppliers directly, by card or direct debit.

Council tax

Council tax: with your consent, we apply for the student exemption with the university's student certificate (councils do not accept a CAS or an offer letter). If one adult in the home is not a full-time student, there is only a 25 % discount; with two or more, the full bill is due. Any council tax is paid directly to the council.

TV licence

TV licence: needed to watch live TV or BBC iPlayer, one for each separate tenancy. There is no student discount.

Furnishing an unfurnished home

With package 3 (an unfurnished home that you furnish yourself with our advice), we advise on what to buy. You order from the shops and pay them and the delivery directly. If the student is not in London yet, we can be there to receive the deliveries. We never buy furniture to resell it to you, and no money passes through us.

Contracts and deposits

The student pays the holding deposit and the deposit directly to the landlord or their agent. We never hold your money. The deposit is capped at 5 weeks' rent (6 weeks if the rent is £50,000 a year or more, about £4,167 a month) and must be protected in a government-approved scheme within 30 days; it comes back at the end, minus any agreed deductions. The landlord or their agent should record the condition of the home at check-in and at check-out, ideally through an independent inventory clerk; these reports are what any deduction is judged against. We check the check-in report with the student and raise anything missing straight away. The student never pays for the inventory. A holding deposit is at most 1 week's rent. Tenancy rules in England changed in 2026 (Renters' Rights Act), so we go through the agreement with you line by line before the student signs.

My child is under 18

In England, someone under 18 cannot hold a tenancy in their own name. If the student is under 18 when you sign with us, a parent or legal guardian signs our agreement as the client and pays the fee; the student is the person we search for, who lives in the home. We then search only for: a tenancy in the parent's name, with the student living there; a room in university halls or a private student residence that accepts under-18s with a parent's agreement; or a tenancy that starts on or after the student's 18th birthday.

Payments

Rent is paid by bank transfer to the landlord or their agent, never in cash and never through us. Since 1 May 2026, for most private tenancies, a landlord may ask for at most 1 month's rent in advance, paid after the tenancy is signed. Do not pay several months upfront. Before any first payment, check the bank details with us on a WhatsApp or video call: bank details sent or changed by email are the most common rental scam.

Can we pay several months' rent upfront?

Not for most private tenancies (assured tenancies). Since 1 May 2026, under the Renters' Rights Act, a landlord or agent cannot ask for, encourage or accept rent before the tenancy agreement is signed, and once it is signed can ask for at most 1 month's rent in advance. Paying 6 or 12 months upfront, which is how many overseas students used to be accepted, is no longer the way in. University halls and some other lettings follow different rules.

No UK guarantor?

Many landlords ask for a guarantor based in the UK, and with rent upfront now capped, this is often the first question families abroad ask. The usual routes are: a guarantor who lives in the UK, such as a relative or a friend; a commercial rent-guarantor company, which the student or family chooses and pays directly; or university halls or a private student residence, which often need no UK guarantor. Each landlord or agent decides what it accepts. We do not sell guarantor services and take no commission from guarantor companies.

Who we work for

We work only for the student and the family, and only you pay us. We take no fee, commission or referral payment from landlords or letting agents, and we never act for them. When we negotiate the rent and terms, we do it for you.

Do you take commission from shops or suppliers?

We take no commission from furniture shops or from gas, electricity, water or internet suppliers. If that ever changes, we tell you in writing, before we recommend a supplier, who pays it and how much.

Documents

The landlord or their agent must check the student's passport and visa (the Right to Rent check). Students from abroad usually do this with a UKVI share code, and we help the student get one. Landlords usually also ask for the university offer letter. We tell you exactly what to prepare.
